Things to know before you start.

The questions every family asks before they sign — the kind you’d ask if you were standing on the plot with us.

A standard 3BHK home runs 9–12 months from foundation to handover; commercial builds vary by scope. We share a stage-by-stage timeline before we start and account for monsoon in the schedule. You get regular updates from your site supervisor — if something genuinely slips because of material shortage, approval delays, or weather, you hear it from us before you notice it on site.
Before work starts you get a line-item BOQ — every brick, bag of cement, and finish, priced. We don't change a line without your written approval. If you upgrade a material mid-project, we show you the cost difference first. If material rates shift in the market during the build, we walk you through the impact transparently — no surprises at the end.
Whenever active work is happening on your site, someone from our team is there overseeing it — checking material, quality, and progress. Work in custom construction isn't a daily 9-to-5 routine; it pauses between stages, for material delivery, or for weather. Supervision matches the work, not the calendar. Manjunath Hegde, our owner and head contractor, visits personally at every major milestone — foundation, plinth, slab, plastering, finishing — and is reachable directly if anything feels off.
We typically have 20+ active projects across Uttara Kannada at any given time — homes, commercial spaces, renovations, and interiors. Because stages in construction are staggered (foundation crews aren't on site the same days as finishing crews), our team handles multiple sites without thinning supervision on any one of them. The crews and suppliers we work with are ones we've used for years — not assembled afresh for each job.

Payments are tied to stages of work, not the calendar. Typical schedule: a small advance to start, then payments after foundation, after plinth, after slab, after plastering, after finishing, and a final balance at handover. You only pay for work that's visibly completed on your site.
Our position is straightforward: we build it right the first time. Named-brand materials, proper structural and waterproofing standards, crews that know how coastal humidity and monsoon behave in this region. We don't sign blanket warranties — but if something is genuinely a fault in our build, call us and we'll come look. Our 300+ delivered projects are our reputation, and that's what we protect.
